When I 1st started construction management we were building in the scunthorpe area about a mile or less from the trent.
I had a team of old experienced ground workers. If we excavated much deeper than 600mm we would hit the water table. They were constantly worrying about running sand, and they had experience of coffer dams and such. It didn't come to pass but it did have them nervous at times. I kept them working with me for nearly 10 years, their work was outstanding, deep drainage and such quality work that no-one will ever see.

We had an independent surveyor of our own do a RICS 3 survey, but he didn't offer further opinion when pressed specifically and then when I asked if he knew anyone with specific expertise he just closed the dialogue down. Disappointing, but such is life.

Planning may be a decent shout. My experience of the local authority to date isn't good, based on contact regarding 2 other properties in the area we considered buying that were major doer uppers. I've called, been told to email my enquiry... So we'll see where that may lead.

local surveyors direct are usually a good referral point - if you go into other and more services and they have such as ground surveys
