    Aren’t there supposed to be minerals under Oakwell? Is that what’s being sold off here because the owner has the right to dig if they want.

    Edit: found the map, Oakwell isn’t included.

    Yes. Part of what is being sold off is the mineral rights for anything under oakwell. I don't know if there is any evidence that anything is under oakwell but there is definetly mineral rights held by the manor that pass under the ground.

    Edit: just seen your map. That's a bit confusing because when they were pretending that they wanted to buy the stadium from the council the issue of mineral rights came up and I'm sure it was confirmed that there were rights under oakwell which would potentially affect the building of a new west stand.

    From the old players tunnel in the West stand across to the North/East stand corner is what Conway claimed at the time, if I'm not mistaken. He claimed the ground had a
    Restrictive Covenant in place which they didn't know about.

    There's nowt archaic about it, it's a perfectly legitimate ownership of what is underground. Why should all that potentially valuable resource just pass to the local council? The Duchies own thousands of square miles of mines and minerals up and down the country. You often find that when land is sold the mines and minerals are excepted and reserved.
