    Hi folks, buying a new build in Penistone relatively imminently...

    Advice seems to be to get a professional 'swagger' to go and do some final checks on the property before we exchange...

    Has anyone used one before, and was it worth it?

    Can anyone recommend a person/company around the Barnsley/Penistone area?

    A good snagger will be well worth it. Used to do it on construction sites. You'll probably get a 20 page plus document, amazing what a good pair of eyes can spot when it's not their property.

    Making sure finish meets the spec eg listing defects, damage, missing items etc. Housebuilders contractors are often under a lot of pressure to finish to a deadline so you end up with all sorts of problems.

    Used to be the Clerk of works job to inspect the job and provide a ‘snagging list’ for every trade.

    Contractors used to hold back a small percentage of your invoice (retention) until the snagging was completed to the accepted standard and signed off.

    Snagging could include quality of works to safety or even damage by other trades.

    I was looking at a show home a few years ago with my son, and as a decorator, I was shocked at the finish. It looked like they’d sent the site labourer in with a brush. I would imagine that property was subject to some additional ‘snagging’ prior to anyone committing to purchase.

    It's ok having a tip top list of snags, getting the developer out to sort said snags is a totally different matter.

    It always shocks me that someone can have 40 or even at times 50 years experience in a trade or profession.

    The little tricks and details you must know simply can't be taught in a classroom

    Highly recommend Honeywell Survey And Design. Barnsley based and have an office you can pop into at the bottom of Dodworth Road, close to the town end roundabout.

    Can’t recommend Chris at Dearne Valley Snagging enough. Been in the building trade for years and really knows his stuff.

    Snagged my new build and did a great job.
