I think the US will directly engage in an attack, this specifically to destroy the underground nuclear facilities that Israel lack the capacity to impact. If Iran surrendered, went through a regime change, or voluntarily surrendered their enriched uranium/any completed weapons then this might be avoided. The US would probably prefer that outcome, but it doesn't seem likely to happen. The Israelis would love the US to engage, and may otherwise be hoping the threat of their engagement makes one of the above more likely. Perhaps the Iranians will be spooked into moving the materials that are the target, making it potentially easier to attack - Mossad seem to be deeply ingrained into the Iranian political and military structures, so if this happens they'll be on it.

If so, how do you explain the underground seismic tremors, nowhere near geological fault lines, and without any aftershocks? For me it's most plausible that these were nuclear tests, and indicative that they had enough enriched uranium and competence to be testing nuclear explosions.
