    Hi all,

    Just my occasional reminder that I work in the mortgage advice sector, so if anyone has a remortgage coming up or is looking to move/buy for the first time, please drop me a DM as I'd love to help.

    Have done quite a few for posters on here and indeed their relatives.

    I don't simply find and recommend mortgages, I help and support through the entire process and always end up being the 'go to' person for the client throughout.

    Hopefully things are (touch wood) easing a bit in terms of interest rates and a lot of areas are booming in terms of sales.

    In the middle of making an application with JT at the moment. Slightly non-standard due to my missus not being a UK citizen and working on day rate rather than being salaried. So far everything has been really clear and stress-free. Can't recommend him highly enough.

    I've said before and I'll say again to everyone, always use a mortgage broker. They get the best rates and deal with the mortgage companies saving you time and stress.

    We've just agreed a sale on our house and are sadly moving out of London after nearly 20 years. A huge garden in a nice leafy area, more than double the size of our current terrace and considerably cheaper with the residual mortgage being paid off from the proceeds.

    Good luck with the move! You most certainly get much more for your money outside of London. I help clients all over the UK as work mainly on Zoom and the difference in properties people can buy with the same money is amazing.

    Its been an eye opener to be honest. We had two properties we'd narrowed it down to. The one we turned down was 5 bedrooms, 3 bathrooms, a garage, huge garden with massive patio, a huge extended kitchen diner with a hidden walk in pantry, the loft space was huge to potentially convert, and the house was incredibly well done with period features galore. At the bottom of the garden was a chalet with bar, wood burner (boo hiss) and all services attached, two ponds, treehouse and a bird aviary. Unbelievable house. And incredibly on the market for £20k less than the offer on ours.

    Tough choice but it was just too big for us and the street wasn't ideal. We ended up going for a 4 bed that needs work and a huge garden with views of the Kent downs in the distance. Big change, a few tears and more to come no doubt.

    No offence to JT, who I'm sure is an excellent mortgage broker, but using one is no guarantee of saving time and stress. The only time I did I ended up borrowing the capital from a friend the day before I was due to complete because they cocked up and the funds weren't going to be available in time, so I'd have lost the house and my deposit. Never again.

    It was a slightly questionable transaction they'd come up with whereby I remortgaged my UK house to buy the house in Burgundy and they didn't allow time for the international transfer.

    There's always a duffer in any job sadly, be it a doctor, builder, shop assistant, mortgage broker... sorry you had that experience.

    Don't know the full facts but not convinced that would be down to the broker, sounds more like the solicitor's responsibility from that info.

    No solicitor, just the French notaire. The money wasn't going to get to her so I borrowed it off a mate and transferred it myself.
